Structural Survey report for existing buildings

If you are buying an existing property it is highly advisable to have an independent structural survey carried out by a qualified Chartered Engineer. We prepare comprehensive structural survey reports covering Building Regulation Compliance, Planning Searches and Boundary inspections.

We complete a visual survey of the property, internally and externally, in order to determine its structural condition relative to its age and nature of construction. We also prepare a conditions survey which reviews the existing fabric and material elements of the property.

The final Structural Survey Report will review and professionally comment on the condition of the following items:

  • Foundations, floors & super structure.
  • Roof Structure, finishes and chimneys.
  • Windows, Doors, Guarding, Internal Elements, Plastering, Stairs & Joinery.
  • Radon Gas and Flooding risk.
  • Visual elements of the treatment system /septic tank & percolation area (where applicable).
  • Compliance with the various planning permissions.
  • Alignment between the property boundaries and the corresponding Contract/Property Registration Authority map.
  • Confirmation that the property, treatment system/septic tank and percolation area are within the boundaries of the site and map.
 

Snag List for new buildings

When buying a New Property, you may need a “Snag List”. This is a list of visual defects associated with a new building. Our office visually inspects new property prior to your purchase. We also undertake Planning Search and Boundary Inspection services for new properties.

A Snag List usually encompasses the following items:

  • Doors & Window defects.
  • Walls, Floors and Ceiling defects.
  • Roof & Rainwater goods defects.
  • Plumbing and Lighting defects.
  • Building Regulation & Planning compliance issues.
  • Inspection of the property boundaries to confirm that they correspond with the Contract/Property Registration Authority map.
  • Confirmation that the property, treatment system/septic tank and percolation area are within the boundaries of the site and map.
